The median value of homes in Chino Hills is $560,700 which is up from last year and values are expected to continue to rise. The median list price is $560,000 while the median sold price is $532,100. Chino Hills was founded in 1910 and finally incorporated in 1991. It has a population of 76,457 and the residents are an average age of 36.6 years with a median household income of $100,099. In 2012 it was rated by Money Magazine as the 34th best place to live. The largest employer is Chino Valley Unified School District with 1350 employees, though most residents commute outside the city for work. The city is 44.8 square miles with a population density of 1,671.5 people per square mile. The percentage of households that are families is 84.2% while the average size of the household is 3.3 people.

The climate of Chino Hills is Mediterranean which means small rainfall amounts and lots of sunny days, about 70% of them are cloudless.

In 2010 there were 23,617 housing units at an average density of 527.8 per square mile, of which 18,421 (80.3%) were owner-occupied, and 4,520 (19.7%) were occupied by renters. The homeowner vacancy rate was 1.0%; the rental vacancy rate was 5.4%.

Chino Hills is a gorgeous city with lots to offer. A lot of thought was put into its layout and was realized in neighborhoods that are more like villages and are close to strategically placed shopping centers. Most of the homes are from the 70s on up with the bulk of development in the 80s and early 90s. Many of the homes for sale now are custom contemporary built in the 2000s.

There are 43 parks in Chino Hills. The largest park is Chino Hills State Park with 65 miles of trails on 14,102 acres. There is access for hiking, biking and equestrian riding. There are also camping facilities.

Shopping and Dining in Chino Hills

As mentioned above Chino Hills has a great layout so you’ll find shopping convenient here. All the major grocery chains are represented. The favorite shopping center is The Shoppes at Chino Hills. This center has 65 upscale shops and restaurants in an open air, village like format. It’s a lovely place to wander on a warm spring evening.

Besides the chain dining establishments there are some unique restaurants like Mes Amis that serve fine Mediterranean cuisine.

Arts, Culture and Entertainment in Chino Hills

Chino Hills is home to Harkins Theatres Chino Hills 18 where you can enjoy all the latest movies. During the summer the city hosts both concerts and movies in the park. There are also a number of horse shows throughout the year at the McCoy Equestrian Center.

Chino Hills Schools

Chino Hills is serviced by the Chino Valley Unified School District and has 10 elementary schools, eight of which are California Distinguished Schools, two junior high schools which are also California Distinguished schools and three high schools, one being a California Distinguished School. Obviously, scholastic excellence is a part of this city’s mission.

Chino Hills Public Transportation

California State Routes 60, 71, 91 and 142 are all near Chino Hills. It is also within 10 miles of three Amtrak stations and near two airports.
